If you looking to save some money while trying to sell your house then there are some things that should be done first. When listing your house through an agent they pocket a lot of your money. That’s not fair when they really don’t do much to sell your home. Try doing FSBO first. After all you really have nothing to lose. If you have a little free time on your hands, and your looking to get the most out of your home then you should try FSBO first. If all else fails then think about listing it with a company.
Make your home look nice
Just picture yourself as buying a new home. Would you want to buy a home that is dirty and smelly. Clean your house up until it shines. Make sure you get all your appliances clean and shiny. Your goal is to make the buyer really want this house. If you have animals, see if you can place them in a friends home for a while. Not everyone loves animals and this may make them shy away from your home. De clutter your home as much as possible. You want every room to have an open airy feeling.
Yard
Your Yard will be the first thing a potential buyer will see. If your yard does not look good then you need to get out there and make it look the best you possibly can. Cut all the grass and clean up the clippings. Trim any trees that may have grown over. Plant a few flowers here and there will give it a nice touch.
Pictures
You will need to take some good pictures of your home so when you advertise you can show all the pictures needed. Some websites will let you add pictures to your ads for free and you will want to take advantage in it. When taking your pictures you should remove anything that’s in the way. There should be no cars in the driveway and nothing leaning against the house. Remove all the kids toys and anything else that might take away from the house. Make sure you take many picture of the outside of the house, and then you can pick out a few favorites. The more pictures you take, the more good ones you will have. Don’t forget to take a few pictures of each room in the house and with as many views as you can.
Advertise
You will need to advertise your home. Getting a for sale by owner sign (FSBO) will help you. When people know the owner is selling the house, they are more likely into buying your home. Place an ad in the newspaper. The key to doing this though is by having a theme line. You will need something that catches the buyers eye. Try something like “below market value”. Most home buyer’s just quickly scan papers for homes. There are usually so many listed that they don’t spend much time reading the paper. So you need something that will stand out and catch their eye. There are a lot of free Internet sites that will let you advertise you home for sell also. Spend a whole day listing your home on all the free sites. This will ensure a lot of readers. When you list your home make sure you point out all the good qualities without making the ad long and boring. You want the reader to read all of your ad, and not bypass it because there is to much detail.
Open House
An open house is a smart option when trying to sell your home. This will let buyers all come at once and have a look around. Offer free donuts or something out front so no one gets hungry and leaves before they have seen the true selling points of your house. Passing out flyers and having your friends help you pass out flyers, will make your turn out a lot better which in turn should get you a nice offer. If someone offers you something for your home, and someone else hears them, they may be inclined to offer you a bit more becuase they think the house has great potientail.
